By the Better with Baron Team | Keller Williams Realty

The median Albuquerque price per square foot for single-family homes was $219 in September 2026, up 1.2% from a year earlier, according to GAAR and the Southwest MLS. That is the metro-wide middle. Depending on whether you are in Corrales, the Northeast Heights or Los Lunas, your neighborhood can land well above or below it.

What Albuquerque Price per Square Foot Actually Measures

Price per square foot is simple math: the sale price divided by the home's finished, heated living area. A 1,800-square-foot home that sells for $394,200 works out to $219 a foot. Garages, patios and casitas that are not heated living space usually are not counted.

GAAR reports the median, not the average. Half of September's closed sales came in above $219 and half below. Medians matter here because a handful of big Sandia Heights or Corrales sales can drag an average up without telling you much about a typical house.

Think of the number as a quick yardstick. It helps you compare areas and spot listings that look out of line. It does not set the value of any one home.

September 2026 by the Numbers

Here is how single-family detached homes across Greater Albuquerque wrapped up September, compared with September 2025:

  • Median sold price per square foot: $219, up 1.2% year over year and 0.9% from August

  • Median sales price: $386,990, up 0.5%

  • Closed sales: 689, down 9.5%

  • Median days on market: 18, unchanged

  • List price received: 98.6% of asking

  • Active inventory: 2,273 homes

  • Months supply of inventory: 3.3, up 10%

Townhomes and condos (GAAR's attached category) told a different story. The median attached sold price per square foot was $203, down 1.0%, while the median attached sales price rose 8.3% to $279,000 on 82 closed sales.

The takeaway: prices are holding steady and edging up, while buyers have more homes to choose from than a year ago. Months supply measures how long current inventory would last at today's sales pace, and at 3.3 months it is up 10% from last September and 17.9% from August.

How Metro Communities Compare on Price per Square Foot

GAAR's most recent community-level breakdown covers full-year 2025. It shows how much the Albuquerque price per square foot shifts once you cross a village line or head over Tijeras Canyon:

  • Corrales: $298.42, up 6.05% from 2024

  • Placitas: $277.51, up 2.36%

  • East Mountains: $223.53, up 7.60%

  • Bernalillo: $214.90, down 3.55%

  • Albuquerque (city areas): $213.96, up 3.02%

  • Rio Rancho: $213.93, up 1.22%

  • Valencia County: $195.06, up 1.13%

Corrales and Placitas top the list for a reason. Larger lots, irrigated land along the Rio Grande bosque, custom builds, and big Sandia views all push the per-foot number up. Valencia County, with its newer subdivisions in Los Lunas and Las Maravillas, tends to offer more square footage per dollar.

Inside City Limits: Q3 2026 Median Prices by MLS Area

GAAR does not publish per-foot figures for each MLS area, but its third-quarter report shows how widely median sale prices range across Albuquerque proper:

  • Sandia Heights (Area 10): $774,500

  • Foothills North (Area 31): $725,000

  • Far NE Heights (Area 30): $505,000

  • North Valley (Area 100): $461,000

  • Northwest Heights (Area 110): $415,000

  • Uptown (Area 41): $334,000, up 13.2% year over year

  • NE Heights (Area 50): $315,000

  • Southwest Heights (Area 92): $305,000

  • Near South Valley (Area 90): $230,000

That is a spread of more than $540,000 between the top and bottom of this list, all inside one city. Home size explains part of it. Lot size, age, views and proximity to places like Tramway, the Bosque Trail, and Uptown explain the rest.

Why Two ABQ Homes the Same Size Sell for Different Prices

If you have ever compared two 2,000-square-foot listings and wondered why one costs $90,000 more, these are usually the reasons:

  • Home size. Smaller homes almost always carry a higher price per foot. The kitchen, bathrooms, and land cost about the same whether the house is 1,200 or 2,400 square feet.

  • Lot and land. A half-acre in the North Valley or an irrigated lot in Los Ranchos adds value that does not show up in living area.

  • Age and updates. A 1960s ranch near Montgomery with original systems will not price the same per foot as a renovated one on the same street.

  • Views and location. Unobstructed Sandia views, foothills trail access and a short drive to Kirtland, Sandia Labs or Downtown all carry a premium.

  • Construction style. True adobe, pitched roofs, newer stucco and energy upgrades such as refrigerated air or owned solar can all move the number.

What It Means If You Are Buying

Use the Albuquerque price per square foot as a screening tool, not an offer tool. If a listing in your target area is priced far above recent sales per foot, ask why. Sometimes there is a great reason, like a fresh remodel or extra land. Sometimes it is simply priced high.

Financing is the bigger lever right now. Freddie Mac's weekly survey had the 30-year fixed rate at 7.32% on October 22, 2026, compared with 6.19% a year earlier. With 3.3 months of supply and homes selling at 98.6% of list, there is more room to compare homes, ask for repairs or negotiate seller concessions, which are credits a seller pays toward your closing costs or a rate buydown.

What It Means If You Are Selling

Sellers in ABQ are still getting close to asking, and the median home went under contract in 18 days. The homes that sit are usually the ones priced on a metro-wide number instead of on recent sales right around them.

A good comparative market analysis, or CMA, looks at closed sales of similar size, age, and lot in your immediate area, then adjusts for condition and features. Price per square foot is one input. Your actual comps are the answer.

How Albuquerque Stacks Up Nationally

The National Association of REALTORS reported a national median existing-home price of $417,500 in September 2026, up 1.3% from a year earlier. Greater Albuquerque's median single-family sales price of $386,990 sits roughly $30,000 below that, and far below the West region median of $613,600.

Over the long haul, GAAR data shows the local price per square foot has grown at a 3.79% compound annual rate over 20 years. That is steady, not spectacular, which is a big part of why Albuquerque remains one of the more attainable metros in the Mountain West.

Frequently Asked Questions

What is the average price per square foot in Albuquerque?

GAAR tracks the median rather than the average. The median sold price per square foot for single-family detached homes in Greater Albuquerque was $219 in September 2026. For townhomes and condos, it was $203.

Is the Albuquerque price per square foot going up?

Yes, modestly. September's $219 was up 1.2% from September 2025 and 0.9% from August 2026. For full-year 2025, GAAR reported a median of $213.81, up 2.66% from 2024.

Which areas near Albuquerque have the highest price per square foot?

Not reliably. It ignores lot size, condition, upgrades, views, and the specific street you are on. A local agent's CMA based on nearby closed sales will give you a far more accurate range.
